Home Staging 101: Staging Prop Inventory

??????????

Setting the stage with prop inventory!

I like saving money. Who doesn’t? But part of my quest to save a buck is to pass that along to others too.

I believe my clients will appreciate when I can save and make them money and I strive to bring my clients the best value and service a home stager can offer in North Texas.

Call it savings & SWAG:  Savings Will Always Go to my clients.

As a Plano,Texas Home Stager one of the services Home Star Staging provides is the utilization of prop inventory for selling a home.

For those of you who don’t know what that is…Staging prop inventory is all the pretty home decor items we can bring in to make a house feel more like a home.

Staging prop inventory may be necessary for:

While Home Star Staging utilizes the services of national furniture rental companies locally for the big stuff; couches, tables, chairs, beds etc.  we provide the accessories at an affordable rate for sellers who don’t wish to take the time to go out and purchase it themselves or have the knowledge of what to get to go with the furniture pieces they have or what has been selected.

???????????????????????????????
Examples of our accessory inventory include (but are definitely not limited to) the following:

  • Artwork
  • Greenery
  • Glassware
  • Decorative Mirrors
  • Linens for bedrooms, bathrooms and tables
  • Pillows
  • Lamps
  • Small furniture
  • Books
  • Home Decor
  • Metalware
  • Trays
  • Candles
  • Seasonal items
  • Unique & one of a kind pieces

Whether staging a home, consulting or marketing, I work on my business every day. But let me share something with you – that does not mean I am paid each day.

Some days I make what I call the “staging store rounds” in my area and recently I allotted a couple hours to do just that, make the rounds at my favorite thrift stores, resale shops and haunts in Collin County which often score me unique and affordable finds to use in my staging projects which translates to client savings.  We keep 3 warehouses of inventory for use in homes being sold in the North Texas market.

I wanted to share an example of how my skill + knowledge + eye as a professional home stager scored future clients some prop inventory that translates to UNDER $20/month in *accessory fees. You heard me right – under $20 based on the price I paid (which was deeply discounted based on where I found it & I know my sources) and a percentage I base the fees on.

*Minimal monthly accessory fees apply and actual staging services fees are in addition to accessory fees.

Here are the props I scored:

Prop-inventory

  • 2 new wood framed artwork “World Globes” Series I & II
  • 1 Extra large glass hurricane candle holder
  • 2 Canvas child’s room themed artwork “Helicopter” “Fire Engine” Series
  • 1 Iron lamp with cream silk shade
  • 1 Faux grasses in metal verdigris planter
  • 1 Faux orchid planter
  • 1 “Home Interiors” Ceramic Glazed Banana Leaf Platter (FYI: I looked this up on Ebay & the platter itself is selling for $25 – more than fees for all of this to be utilized for staging!)
  • 1 Metal banana leaf tray
  • 1 Stone look trug
  • Bag large dark willow ball decor
  • 2 Bags small willow ball vase filler

Now while I can’t always score items this cheap I want to assure my clients that I strive to keep all projects on budget, no surprises after the quote unless a client requests more services or inventory.

Home Star Staging’s warehouse of prop inventory and accessories for home staging projects is constantly changing and updating to keep up with the trends in the market & offer unique finds so you don’t have to.

And we like to pass these savings on to our clients!
